Large housing developers have many software tools at their disposal to analyze community-wide redevelopment opportunities, but individual homeowners don’t have easy access to similar tools. To help homeowners analyze their options for repositioning their property, Econometrica, Inc. built a homeowner financing calculator / dashboard. The work was completed in 2024 for the NE Community Center and NE Public Development Authority in Spokane, Washington under a cooperative agreement with HUD.
The tool allows homeowners to input specifics about their house (size, fit/finish, collateral value, etc.) and estimates their future cash flows and financing options for five different redevelopment strategies (e.g., “subdivide lot, build new unit(s) and sell”, “add detached units(s) or ADU(s), then rent” ). Links point the homeowner to local financing sources and housing service agencies.
